Question by Nico: What is the law for evicting someone in Indiana? Is a 30 day notice necessary if drugs were found?
I have a rental home in Indiana and find myself in a situation where I need to evict the current tenants. I don’t have the lease agreement on hand today, it’s at home. So I don’t know off hand whether I made any special stipulation such as “if drugs are found on the premises you are consider in breach of the lease and will have 24 hours to vacate the premises.” What is the time frame required by law if I don’t have something like that in the lease?

If it is not a violation of the lease you have no grounds to evict. This is especially if you were not supposed to be in the unit in the first place. (Landlords legally have to give 24 hours notice prior to entering)
If you do in fact have grounds to evict the process takes anywhere from 30-90 days depending upon how cooperative your tenants are.

My question is: Should I have not responded at all because I couldn’t answer her question? Or should I have worded it differently and if so how (and wouldn’t that be a violation anyway)? Or should Yahoo have done something different?
